Windmark Beach in Port St Joe, Florida

Windmark Beach is a thriving beach community located in Port St Joe, Florida. Between the main “City Limits” of PSJ and St Joe Beach/Mexico Beach you will find Windmark Beach. This small community consists of several phases of development. D. R. Horton came into Windmark several years ago with the intent to build over a thousand homes. With hundreds of homes completed and many more underway, the community is coming alive!

Windmark has two pools, one in the village center and the other located at North Windmark where you can sit by the pool and watch the sunset. One of the major attractions of this community is all of the homes are on the beach side, meaning there is no need to cross a highway to access the beach. Most of Mexico Beach and St. Joe Beach vacation rentals require crossing HWY 98, which can be pretty busy in the summer! This makes Windmark a major attraction for investors.

Homes have been under $500k since first building, however as of January 2024 we are seeing the price increase to low and mid $500s. It’s our opinion that this will continue to be the case as more homes are built and more amenities are potentially offered.

Over at the Village center you can find the popular, 30A, Bruno’s Pizza. There is also The Mill Mercantile and Social, Sunrise Cafe, and The View at St. Joe Bay. Golf Carts are welcome at Windmark!

When considering purchasing a home in Windmark, be sure you include the cost of your cart! You will not want to be at Windmark Beach without your cart to scoot back and forth from getting ice-cream, going to the beach, or grabbing a glass of wine at The Mill.

HOA is currently $440/Quarter for primary and $490/Quarter for investment homes at Windmark, we think this is great with all the community has to offer.
